Watch Your Mail: SW Florida Tax Notices Mailing Soon!

Watch your mailboxes carefully, because the Property Appraiser’s office of Lee County, FL will soon be mailing out Truth In Millage (TRIM) notices to all property owners in cities like  Cape Coral, Fort Myers, Lehigh Acres, Bonita Springs, Estero, North Fort Myers, Sanibel and Pine Island and all of unincorporated Lee County.

This notice advises property owners of proposed 2011 tax liability. The form consists of 3 columns: one for last years taxes, column 2 shows this year’s taxes if there are no budget changes, and the 3rd column shows this year’s taxes if the proposed budget changes are made. Remember, 2011 property taxes are based upon sales that occurred during the previous calendar year. So, for this year’s assessed values, sales of property during 2010 are considered and used to determine assessed value.

When you receive your TRIM notice, there are THREE important things to make note of: #1, look at the postmark on the envelope and make note of the mailing date. #2, check the assessed value of your property, #3 , check for the deadline date listed below the columns for filing an appeal.If you disagree with the property appraiser’s assessed value of your property, you have only until that date to file an appeal.

 The Property Appraiser’s office states: “If you disagree with your property’s assessed value, please attempt to discuss it with a staff member of the Property Appraiser’s Office. If you petition the VAB for a change in value, the Clerk must RECEIVE the petition by the deadline date. Please see your proposed notice for the deadline date. How do you know if your assessed property value is correct? You can attempt to find out using some of those online valuation sites, however, not all of those paint a true picture of valuation, since many of these are not kept up to date.  I would suggest that if you have any questions about your property’s value, just give us a call and we’d be happy to provide you with a complimentary market value analysis. SW Florida Real Estate Market Heats Up as Nation Suffers Cold Winter!

For the third day in a row, my cell phone battery has died before the end of the day.  The last time that happened to me was during 2005-2006, the boom years in SW Florida real estate! Now, I know it’s not a scientific way to measure the level of real estate traffic here, but it sure made me sit up and take notice. 

We’re seeing a lot of buyer traffic, sure. It’s WINTER in a big way and this is our prime season for winter residents and vacationers. However, we’re also seeing new sellers enter the market. People who purchased their homes before the hey day and peak prices seem to be entering the market with their choice properties. Now, they are placing their homes and condos on the market and looking for the “right buyer.”  One who isn’t necessarily seeking a distressed property, but someone looking for a quality real estate investment at a reasonable price.

Happy Attitude Makes for Positive Results in Life

My Broker, Tom Gunkelman, sent a great article to me today. Having the right attitude, especially in challenging times, can make the difference! Whether you’re in Real Estate, like I am, or whatever your life’s work is, your outlook can directly effect the outcome of your activities. Take a moment to read the list below and, if you can, let me know how these suggestions impact your life!

The “Scary Times” Success Manual   Ten strategies for transforming negativity and unpredictability into opportunities for growth, progress, and achievement. 

1. Forget about yourself, focus on others. Uncertainty can drive people into themselves, making them feel isolated and helpless. The best strategy here is to go in the opposite direction, expanding your connection with others – focusing on helping them transform their negatives into positives.  The more you contribute in this fashion, the less you will need to worry about your own situation. You will become a source of confidence for everyone else.

2. Forget about your commodity, focus on your relationships.  In uncertain times, people become frightened about the viability of their “commodities” – the things they sell and the jobs they hold. A more strategic response here is to disregard your own commodity and focus on deepening the power and possibility of all your relationships – with family, friends, team members, suppliers, clients, customers, and prospects. Every time you strengthen a relationship, the viability of your commodity will increase.

 3. Forget about the sale, focus on creating value. Most people don’t like being sold at the best of times. When the future is less certain, they turn off, hang up and clam shut. But, what people want at all times is value creation – that is, solutions that help them eliminate their dangers, capture their opportunities, and reinforce their strengths. When you focus on providing these three solutions, the sales will naturally follow.

4. Forget about your losses, focus on your opportunities.  Things you had and may have taken for granted sometimes disappear. Some people never get over this. They keep trying to replay their old games. A better strategy is to start an entirely new game – using new ideas, new energies, new tools, and new resources. As the world changes, opportunities suddenly become available to achieve far more than you ever did in the past.

5. Forget about your difficulties, focus on your progress.  Because of some changes, things may not be as easy as they once were. New difficulties can either defeat you or reveal new strengths. Your body’s muscles always get stronger from working against resistance. The same is true for the “muscles” in your mind, your spirit, and your character. Treat this whole period of challenge as a time when you can make your greatest progress as a human being.

6. Forget about the “future”, focus on today.  The “future” is an abstraction. It doesn’t exist except as an idea. The only future that has any reality is the one that you continually create for yourself through each day’s contributions, achievements, and results. This is an excellent time to ignore all those experts who never saw the present circumstances coming. Focus on what you can do over the course of each 24 hours, and you’ll be the only expert on the future you’ll ever need.

7. Forget about who you were, focus on who you can be. Many people define themselves by external circumstances. When these abruptly or unexpectedly change, they don’t know who they are, so they keep trying to be who they used to be. From now on, take your cues from the inside – from your dreams, ideals, values, and operating principles. These need never change, regardless of the circumstances. Take advantage of external confusion to become self-directed, self-managed, and self-motivated.

8. Forget about events, focus on your responses.  When things are going well, many people think they are actually in control of events. That’s why they feel so defeated and depressed when things turn bad. They think they’ve lost some fundamental ability. The most consistently successful people in the world know they can’t control events – but continually work toward greater control over their creative responses to events. Any period when things are uncertain is an excellent time to focus all of your attention and energies on being creatively responsible to all of the unpredictable events that lie ahead.

9. Forget about what’s missing, focus on what’s available. When things change for the worse, many desirable resources are inevitably missing – including information, knowledge, tools, systems, personnel, and capabilities. These deficiencies can paralyze many people who believe they can’t make decisions and take action. A strategic response is to take advantage of every resource that is immediately available in order to achieve as many small results and make as much daily progress as possible. Work with every resource and opportunity at hand, and your confidence will continually grow.

10. Forget about your complaints, focus on your gratitude. When times get tough, everyone has to make a fundamental decision: to complain or to be grateful. In an environment where negative sentiment is rampant, the consequences of this decision are much greater. Complaining only attracts negative thoughts and people. Gratitude, on the other hand, creates the opportunity for the best thinking, actions, and results to emerge. Focus on everything that you are grateful for, communicate this, and open yourself each day to the best possible consequences.

Smart Home Buyers in Florida Buy Homes with a Warranty

My partner, Rob Ricca, and I were recognized at our regional awards breakfast recently. I tell you this, not because we wish congratulations, but for one simple point: most of our home buyer clients and most of our home seller clients use the American Home Shield Home Warranty. Hence, Rob and I received an award for the most warranties in our region.  We do not make one cent on selling a home warranty. We do find that our sellers and buyers both feel more comfortable before, during, and after their real estate transaction.

Let me share a few of the good points about the home warranty our clients purchase. In today’s market, many of the homes are owned by banks or they may have been neglected by owners who couldn’t afford to maintain the home properly. A home warranty can provide coverage for the first year and beyond for the new owner, so worries about unexpected expenses and repairs vanish. Our warranty even has coverage for undetectable pre-existing conditions, improper installations, repairs and modifications.

Usually, it is standard practice for our listing clients to offer a home warranty and pay for it on behalf of the buyer. It’s a great way to minimize concerns of buyers towards existing appliances and equipment in a resale home. This allows us to market the home with the warranty coverage. Statistics show that homes with warranty coverage sell quicker and at a higher price than those without coverage.

Even having a home inspection, a buyer can’t always be sure about the condition and useful life of a home’s operating systems. My personal experience: when we bought our Cape Coral home, we had a home inspection. Repairs were made to items identified during that inspection. However, our air conditioning compressor failed within the first month of living there and we were faced with a $1300 repair! I wish we had purchased a home warranty!
